Why so many companies look for an office in the 8th

The 8th covers a large part of the Central Business District (QCA), where head offices, consulting firms and investment funds cluster together.

“The QCA holds at €1,250/sq m/year (+4% year on year).” Cushman & Wakefield, Île-de-France office MarketBeat, third quarter 2026

The same report shows that immediately available supply in the QCA reached 487,000 sq m, up 36% year on year. JLL, for its part, puts the QCA vacancy rate close to 7% in the first half of 2026. For a company, this means more space on the market, but at prices that remain high: a traditional lease in the 8th commits the tenant for several years and to a fit-out that has to be funded. Flexible offices meet this need with a per-desk price that bundles rent, service charges, furniture, cleaning and internet.

1. Morning, ten addresses to choose your part of the 8th

Sponsored highlight: Morning.

For a freelancer, nomad access is listed at 280 euros excl. VAT per month with a 12-month commitment, or 350 euros excl. VAT with no commitment. Teams then move on to a private office, a floor or an independent level, up to an entire building on rue d’Amsterdam. Company domiciliation is offered in the Paris spaces, and the contract is a service agreement, with no 3-6-9 lease.

Ideal for: an SME that wants to compare several parts of the 8th with a single point of contact, then grow without changing operator.

2 tied. Flex-O, two large business centres between Haussmann and Monceau

Flex-O runs two business centres in the 8th. At 69 boulevard Haussmann, near Saint-Lazare, the centre covers 6,700 sq m, including 600 sq m of coworking, with 879 desks, 28 phone booths, 8 meeting rooms for 4 to 12 people, two event spaces and a 140 sq m tree-lined central terrace. On rue de Monceau, the second centre brings together more than 1,500 sq m and 207 desks.

Prices are published for each centre. A private office starts at 700 euros excl. VAT per desk per month at Monceau and 800 euros excl. VAT on boulevard Haussmann. Nomad coworking costs 219 euros excl. VAT per month, and domiciliation starts at 55 euros excl. VAT at Monceau. Private office holders have 24-hour access, and a corporate concierge service is available.

Ideal for: a company that wants a large business centre, with a terrace, optional parking and a registered address in the same building.

2 tied. The Bureau, a business club facing the Seine

The Bureau opened its first address in autumn 2016 on cours Albert-Ier. It now has two addresses there, at numbers 28 and 16, around a hundred metres apart, in the lower 8th, facing the Seine.

The atmosphere is that of a club. At number 28, members have a company restaurant, a gym with showers, a patio, a terrace and a 30-seat conference room opening onto the terrace. At number 16, a coffee shop and a beauty parlour complete the offer. The concierge handles everyday services, and access is by badge 24 hours a day.

Prices are public: 499 euros excl. VAT per month for the Itinérant coworking plan, from 725 euros excl. VAT for a dedicated Co-Résident desk, and from 1,990 euros excl. VAT per month for an enclosed Résident office, from a single office to a private floor. Domiciliation can be added to coworking for 60 euros excl. VAT per month.

Ideal for: a founder or small team that hosts visitors often and values club services, restaurant and gym included.

4 tied. Hiptown, a private floor on boulevard Haussmann

Hiptown has 14 sites in Paris, including one in the 8th, at 144 boulevard Haussmann. It is a 280 sq m private floor on the first floor of a Haussmann-style building, designed for 20 to 30 desks, with enclosed offices and meeting rooms.

The entry price is listed at 650 euros excl. VAT per desk per month. Furniture, cleaning, mail and parcel handling, IT, office management and printing are included, along with a fitted kitchen, showers and 24-hour badge access.

Ideal for: a team of 20 to 30 people that wants a turnkey floor under its own name, without managing suppliers.

4 tied. Mitwit, a centre at the heart of Gare Saint-Lazare

Mitwit was created in 2023 when its shareholder La Poste Immobilier brought together Startway and Multiburo. In the 8th, the operator occupies 2,200 sq m on levels 2 and 3 of Gare Saint-Lazare, cour du Havre, overlooking the station roofs.

The centre combines private offices, coworking with private pods and 15 meeting rooms for up to 20 people, open 24 hours a day, 7 days a week. The monthly coworking membership starts at 199 euros excl. VAT and gives access to the network’s 38 spaces, and a dedicated desk costs 299 euros excl. VAT per month. On rue du Colisée, Mitwit also offers domiciliation in the post office, from 49 euros excl. VAT per month.

Ideal for: a team whose staff arrive by train at Saint-Lazare, or a freelancer who wants a membership valid across a whole network.

Scoring grid. Each criterion is worth 1 point if it is met (Yes) and 0 if it is not (No). If the editorial team did not find the information, the criterion is marked N.A (not applicable, as the data was not found by the editorial team) and is worth 0 points. The overall score is the sum of the points, out of 5.

What budget for a team office in the 8th

The table below calculates an entry-level monthly budget for 10 desks, based on the entry prices published by each operator.

OperatorPlan usedEntry priceBudget for 10 desks
Morningprivate office, Amsterdam€690 per desk€6,900 per month
Flex-Oprivate office, Monceau€700 excl. VAT per desk€7,000 excl. VAT per month
Hiptownfloor, Haussmann€650 excl. VAT per deskfloor of 20 to 30 desks
The BureauRésident enclosed office€1,990 excl. VAT per monthdepending on office size
Mitwitprivate office, Saint-Lazareon quotationdepending on floor area

These amounts give an order of magnitude. The final price depends on the address, the floor, the area per desk and the services chosen. At Morning, the same 10-desk budget reaches 12,200 euros on rue du Faubourg-Saint-Honoré: the gap between two addresses of the same operator in the 8th can therefore approach a factor of two.

The right questions to ask before signing

  1. Which part of the 8th? Saint-Lazare, Monceau, Madeleine and the Golden Triangle offer neither the same commute for the team nor the same image with clients.
  2. What does the per-desk price cover? Cleaning, internet, meeting rooms, coffee and 24-hour access vary between operators.
  3. Is the price excluding or including VAT? Published price lists do not always state it in the same way.
  4. What commitment period? A service agreement does not follow the 3-6-9 lease, but the notice period changes depending on the plan.
  5. Can the address be used as a registered office? An accountant for company formation helps you choose between domiciliation and a registered office in the premises.

How our rankings are established

Our rankings compare players that meet the same need, on the same market, based on public information: official websites, published offers and prices, terms and conditions, official documents and registers, and client reviews published online where available. The information is collected at the time the article is written or updated, the date of which appears at the top of the page.

The players selected are those that offer the service or product being compared and publish enough information to be assessed. Our rankings do not claim to be exhaustive. Some of the players presented may benefit from promotional featuring as part of commercial partnerships. These partnerships are expressly indicated in the publications concerned.

Each player is assessed against the same criteria: the scope of the offer and how well it matches the need, the verifiable characteristics of the service or product, price and terms where published, the support provided, the transparency of the information provided and, where they exist, client reviews published on third-party platforms. Each criterion is scored on the basis of information published by the player itself or by its clients, and the position in the ranking follows from the overall score obtained. When the editorial team could not find the information needed to score a criterion, it is marked N.A (not applicable, as the data was not found by the editorial team) and scores no points. A summary table presents the main criteria used and the assessment results for each company.
