Why flex office appeals to Paris SMEs

A traditional commercial lease commits the company for at least three years, often requires three to six months of deposit and leaves the cost of the fit-out to the tenant. For an SME whose headcount may grow from 8 to 20 people in a year, this framework rarely fits.

A flexible office reverses the logic. The operator leases the building, fits it out and charges a price per desk covering rent, charges, internet, cleaning and reception. The SME arrives with its laptops and starts working.

The Paris market remains geared towards small businesses. According to the Flashoffice observatory, the median price per desk reaches €690 for small teams and €650 for mid-sized teams, with a clear gap between Paris itself (€700) and the inner suburbs (€500).

“A private office, closed and dedicated to your team, rents for around €688 per desk per month.” Flashoffice, Paris flexible office observatory, July 2026

1. Morning: our review of flexible offices in Paris

Morning brings together 40 spaces within Paris and 7 in the inner suburbs. The network is spread over 11 arrondissements, which lets an SME choose a neighbourhood close to its clients or to where its employees live.

For a small team, the entry formula is the open-space desk at €280 excl. VAT per month. The membership includes 40 meeting room credits per month, 24/7 access, phone booths, coffee, reception, cleaning and fibre. It ends with one month’s notice, and 10% and 20% discounts apply for a voluntary 6- or 12-month commitment.

Once the team settles, the private office takes over: from €380 per desk per month in the 13th and 15th to €1,220 on rue du Faubourg-Saint-Honoré. Team offices end with three months’ notice, and Morning then offers entire floors and standalone buildings for companies of more than 75 people.

The full list of addresses is available on Morning’s office rental page.

What makes the difference: the same company can start with 3 people in open space, move to a closed office at 10, then take a whole floor at 40, without changing operator or neighbourhood.

2. Mitwit: our review of the La Poste Immobilier network

Mitwit was created in 2023 by merging Startway and Multiburo, two brands of La Poste Immobilier. The network counts 12 workspaces in Paris, from the 3rd to the 17th arrondissement, and presents itself as the second-largest coworking network in France with 40 spaces in France, Belgium and Switzerland.

Its main asset is the entry price. The unlimited Monday-to-Friday coworking membership costs €199 excl. VAT per month and gives access to 38 spaces. A private fixed desk costs €299 excl. VAT per month, a day pass €15 excl. VAT, and a free trial day is offered.

Mitwit also benefits from its railway station locations: 7 spaces are inside stations, including Saint-Lazare, Gare de l’Est, Gare de Lyon and Montparnasse in Paris. The Victoire space in the 9th offers 3,200 sqm, floors of 30 to 100 desks and a rooftop. Business address services start at €39 per month.

Best for: an SME whose staff travel often by train, or a manager who wants a very affordable membership valid across a whole network.

3. Hiptown: our review of the Paris and suburbs network

Hiptown, serving businesses since 2019, lists 14 sites in Paris, from the 1st to the 19th arrondissement, and 12 elsewhere in Île-de-France, from Hauts-de-Seine to Val-de-Marne. The network counts 60 managed sites in 6 cities and more than 300 clients.

Coworking desks start at €180 per month and closed offices, for 1 to 20 people, from €390 per month. Hiptown works without commitment, with a one-month minimum term and one month’s notice. Its clients get free access to the network’s other sites in Bordeaux, Lyon, Marseille, Lille and Rennes.

The operator puts strong emphasis on sustainability: second-hand furniture, refurbishment of existing buildings and a carbon footprint announced 25% lower for its clients. On the technical side, symmetrical 1 Gbps fibre comes with a guaranteed 2-hour response time.

Best for: an SME based both in Paris and in the inner suburbs, or a team that regularly travels to major French cities.

4. Flex-O: our review of the large buildings in the 8th

Flex-O, founded in 2020 and a subsidiary of Groupe Courtin, operates two buildings in the 8th arrondissement totalling 1,086 desks and 10 meeting rooms. The Haussmann centre, 140 metres from Saint-Lazare station, covers 6,700 sqm with 879 desks, 28 phone booths and a 140 sqm terrace. The Monceau centre, next to the park, offers 207 desks. Both addresses also appear in our comparison of offices for rent in Paris 8th.

Flex-O publishes its prices and offers private offices at prestigious addresses in Monceau and Haussmann, as well as a nomad coworking formula. Business address and mail handling are included in the private office offer, and the price stays fixed for the whole contract term.

Flex-O became a mission-driven company in 2024 and occupies BREEAM and HQE certified buildings, a strong argument for an SME that cares about its environmental footprint.

Best for: an SME that wants a prestigious address at Saint-Lazare or Monceau, in a certified building, with a budget fixed for the whole contract.

5. Deskopolitan: our review of the Voltaire campus

Deskopolitan brings its whole offer together on a single 6,000 sqm campus at 226 boulevard Voltaire, in the 11th arrondissement. It is a genuine work district, with a 1,000 sqm garden, a rooftop vegetable garden, a restaurant, sports studios, a barbershop, a recording studio and even a community nursery.

Plans are monthly, with no commitment, and 30 days’ notice. A dedicated open-space desk starts at €590 excl. VAT per month, and a Club private office from €670 excl. VAT per desk. For occasional visits, the Guest pass costs €42 excl. VAT per day.

Its programme of afterworks, workshops and talks makes the campus a popular meeting place for entrepreneurs in eastern Paris.

Best for: an SME in eastern Paris that wants to give its team a complete living environment, everyday services included.

How our rankings are established

Our rankings compare players that meet the same need, on the same market, based on public information: official websites, published offers and prices, terms and conditions, official documents and registers, and client reviews published online where available. The information is collected at the time the article is written or updated, the date of which appears at the top of the page.

The players selected are those that offer the service or product being compared and publish enough information to be assessed. Our rankings do not claim to be exhaustive. Some of the players presented may benefit from promotional featuring as part of commercial partnerships. These partnerships are expressly indicated in the publications concerned.

Each player is assessed against the same criteria: the scope of the offer and how well it matches the need, the verifiable characteristics of the service or product, price and terms where published, the support provided, the transparency of the information provided and, where they exist, client reviews published on third-party platforms. Each criterion is scored on the basis of information published by the player itself or by its clients, and the position in the ranking follows from the overall score obtained. When the editorial team could not find the information needed to score a criterion, it is marked N.A (not applicable, as the data was not found by the editorial team) and scores no points. A summary table presents the main criteria used and the assessment results for each company.
